What Are Central Piping Systems and When to Replace Them
Central piping refers to vertical risers (water, gas, sewage) and horizontal distribution pipes in basement areas. In residential buildings from the 1980s and 1990s, piping was made from steel pipes with a 30–40 year lifespan. Most panel buildings in the Czech Republic are now past that point.
Warning signs: rusty water from the tap, banging pipes, damp patches on walls, frequent minor repairs. Preventive replacement is always cheaper than dealing with an emergency. A burst riser on the fifth floor floods every flat below it.
How Much Does a Riser Replacement Cost in a Residential Building
The price depends on the size of the building, the condition of the pipes, and the material chosen. Approximate figures:
- One riser: approximately CZK 60,000–80,000 excluding VAT (depends on the number of floors, material, and accessibility)
- Typical range for our projects: CZK 300,000–1,600,000

How the Entire Process Works
A pipe replacement in a residential building affects dozens of households. We have extensive experience with coordination and know how to minimise the impact on residents:
- Site visit and quote. We come, inspect the building, and prepare a quote with a timeline.
- Materials for the SVJ. Budget, schedule, technical description of the work. SVJ members get everything they need for a vote.
- Work in sections. Water supply interruptions are a matter of hours, not days. Residents are informed in advance.
- Resident communication. Notices, coordination of flat access, minimal disruption.
- Handover. Completed project with documentation, inspection reports, and a warranty.
Materials with a 50+ Year Lifespan
New piping should last at least another 50 years. We use:
- Press-fit copper: long lifespan, bacteriostatic properties, proven material
- Press-fit stainless steel: maximum durability, corrosion-free. For larger buildings (from around 60 flats), stainless steel pays for itself.
- REHAU / PPR systems: plastic piping, lower cost, still long-lasting
We recommend the right material based on the type of piping, water quality, and budget.

Hydraulic Balancing of Heating Systems
We offer hydraulic balancing even without replacing the pipes. If your building has cold radiators in one wing and overheated ones in another, balancing the heating system solves it.
At BD Milovice, we balanced the heating in two buildings, approximately 300 radiators. The result: even warmth throughout the building and lower energy consumption.
